    What is home watch?

    Home watch is professional, scheduled oversight of a vacant or second home. Trained staff visit on an agreed cadence, inspect for issues like leaks or pests, document with photos, and escalate problems—so absentee owners stay protected without being on site.

    Where does NeverAbsent provide home watch services?

    We serve Miami-Dade, Broward, and Palm Beach counties in South Florida—including communities such as Miami, Coral Gables, Fort Lauderdale, Boca Raton, and Palm Beach Gardens.

    How often do you visit the property?

    Visit frequency depends on your plan and property needs—commonly weekly or every other week for standard home watch, with additional visits for storms, mail runs, vendor meets, or pre-arrival and post-departure. We tailor cadence during onboarding.

    Do you prepare homes for hurricanes?

    Yes. Hurricane and storm prep is a core service: we help secure the property before a storm and perform post-storm inspections with photo documentation, then coordinate vendors if repairs are needed.

    How do I get updates after a visit?

    You receive photo-backed property reports through the NeverAbsent client portal, with notes from the checklist and any exceptions. Completion emails can also point you to the portal to review the full report.

    Can you coordinate vendors while I am away?

    Yes. We schedule approved contractors, provide access, meet them on site when needed, and follow up with photos and status until the work is complete. You approve the scope; we supervise execution.

    Do you handle mail and packages?

    Mail and package management is available as part of home management. We collect mail on schedule, receive packages per your instructions, and keep the exterior from looking unattended.

    Is your team insured?

    Yes. NeverAbsent team members operating on client properties are vetted and insured. We treat access, discretion, and accountability as non-negotiable parts of the service.

    What happens when I request a proposal?

    We review your home details within one business day, schedule a welcome call, and prepare a tailored oversight plan covering scope, cadence, and cost—so you know exactly what home watch will look like for your property.

    Do you work with condos and single-family homes?

    Yes. Checklists and access procedures are adapted for condominiums and single-family residences, including HOA or building rules when they apply.

    Can you open the home before I arrive and close it when I leave?

    Pre-arrival and post-departure visits are designed for seasonal travel. We set systems and comfort before you arrive and secure the home when you leave, according to your checklist.

    How do emergency or alarm events work?

    For urgent vacant-home events we dispatch for on-site assessment, secure the property when needed, document conditions, and keep your dedicated contact informed while coordinating vendors or alarm companies as appropriate.
